Who is the best home inspector in Baltimore, Maryland? We recently had a home inspection performed on a house we were selling by Homecheck. They claim to have trained professionals as opposed to weekend warriors but in my opinion the person who did the inspection was either not trained properly, or rushed through the process. He reported a that the sump pump was not connected, and that the hot water heater would not ignite. I went to look at these two items and both were false! I feel that possibly thay may not have been truthful. Does anyone know of a reliable home inspection service in Baltimore, MD? Thanks

Real Estate Home Inspectors? I made an offer on a 1976 constructed ranch in the greater lansing area in Michigan. I am curious about home inspection services. I want someone who will be very thorough, but I don't know much about the legal obligations of a home inspector so far as warranties go. Is it true that the negative results of an inspection become listed as a disclosure to future owners? With this being said, do I get an official letter from the inspector disclosing hte results of the inspection? I am looking for someone to be real with me regarding the remaining life of my septic and well because from what i have heard, the age of the house dictates that a septic and possible well replacement migt not be far off. With this being said I would like to include that in the cost of the house, knowing i will have to replace it sooner than later. What happens on a Child Protective Services home visit? Child Protective Services are supposed to be doing a home visit or inspection or something because I had my husband arrested for domestic abuse. He got his case dismissed and is back in the home, something I could do nothing about. I am working on obtaining transportation and a job (already got the daycare funds today) so I can leave. Although he has never hurt our child, it's for the best. He does not spend time with the child and attacked me in front of him. I don't want CPS thinking I kept my child in a dangerous situation. The only person in danger from my husband was me. I want to know what to expect when they come tomorrow. What will they look at? I'm sure they'll look in my child's room. Home Inspection Book? My wife and I are looking to purchase our first home, our State does not require Home Inspectors to be Licensed, but I will still use there services I am sure. Home inspection found furnace to have "back pressure"? When the condo I'm buying was being inspected, it was noted that the furnace has "back pressure". The inspector also said the furnace was neglected due to some rust chips on the burner plate, and said that I should contact a contractor to have unit serviced. What is back pressure and what's the extent of the service that needs to be done?
New Construction Home Inspection? My husband and I just purchased a brand new house, but haven't closed yet. There is a 10 year structural warranty and a 10 year warranty on the basement for no leaks, etc. There is also a 1 year total warranty on the rest of the house. The week before closing, we have a walk-through with a company, hired by the builder, who will not only inspect the house with us, but provide any warranty maintenance during the first year. My questions: 1. Since we have warranties, do we need a home inspection? 2. Since we are doing a walk-through, and this company will be required to provide maintenance for the first year, do we need an inspection? Additional Information: After we do the walk-through, one week before closing, we also will have a 90-day walk-through and then an 11-month walk-through. The builder we are going with has been in business for a very long time and is well-respected in our state. We feel they are trustworthy, and are impressed with the one-year service plan they provide with every home purchase. But you can never be too careful. Thanks for all serious answers!
What can I ask to get fixed from a home inspection? I am buying a 10 year old townhouse and just had my home inspection. the list of things that came up were: Broken seals on two windows, loose stair railing, dirty furnace needs servicing, leak under sink at dish washer valve, loose 2nd story toilet bowl, and hole in exterior of bldg where AC comes through with a pipe. The broken seals scare me as does the leak, and i would like to have the furnace serviced because of the age. I figure that i can take care of the loose toilet, railing, and sealing up the exterior by the AC. Does this seem fair? I know i am buying a used house, but the leak, windows, and furnace scare me with possible future costs. Please help!
What does things on a background check do social services look for when attempting to place a child in your ho? I am trying to get custody of my nephew, he's 15. His parents are both unfit. Social Services did a home inspection today, and were pleased with the home. I have to be drug tested Monday. All of this is fine bc I don't do drugs, and I have never been arrested. What's the average cost of having a home air conditioner cleaned and serviced? I'm a first time homebuyer and I'm buying a home as is, I think I'm getting lucky though because the only big thing on the inspection was having the air conditioner serviced and cleaned. It is a two story home with a 5 ton air conditioner I don't know the brand but I know the coil is in the upper crawlspace and it needs to be cleaned. I have no ideal how much something like this might cost and all the websites want my personal info, so any educated guess would be very helpful.
Can you help me understand how hard these problems are to fix from my home inspection? Meter and wires outside appear to be rated 60 smp service with 100 main breaker in panel need to have electrician evaluate. Five outlets in basement have open grounds. Should I continue to have yearly termite inspections on my home? I've owned my home since July 2002. When I bought the home, I had a termite company inspect and treat (?...drilled holes in front & back porch & areas of the slab foundation and-I think-put in chemicals to keep termites away). I've never had termites, and I continue to pay a little under $100 for a yearly inspection by the same company. This year, the cost has been raised to $120. Is it worth it to keep having the yearly inspection when all the guy appears to do is walk around looking at the inside and outside of my home. What do I need to know about termite control so that I can justify continuing to pay for this service?
House has obvious flaws. Still want it. How to best go about making an offer? The boilerplate "Here's our offer -- contingent on a satisfactory home inspection" seems a little odd when even our own thoroughly amateur inspection reveals problems. Given the location, general structure, location, fairly reasonable price, location, design, etc, we're fine with knowing we'll have to get new windows (etc, etc) put in. But. Low-ball on the price, noting the visible flaws which led to that low offer, and make it contingent on no other problems turning up? Or, regular offer, contingent on 'satisfactory' inspection, and assume tons of negotiations to follow? Or, another route I'm not thinking of? For the first option, I'm assuming the services of a home inspector/lawyer might be useful to detail said visible flaws. We can notice "antique" (I am being charitable) windows, but not rot around same that would make replacement more expensive, for example. We assume there will probably be new problems turned up during an inspection, and negotiations to follow from there even if we 'low-balled' the initial offer...
What are advance charges on home mortage loans? Aurora Loan Services bought my home mortage loan from Chase Manhattan a few years ago. About a year after the transfer these advance charges started showing up on my statements, which they can't seem to clearly tell what they are for. At first they said they were property inspections fees. No one has ever been on my property to inspect it. How to I get this investigated and by whom. I even hired a lawyer to try to get some answers from them. They never clearly answered him directly about it but only said they were transfered from Chase to them. How to I get a record of this transfer? I'm about to pay off my home but I refuse to pay these extra fees that seem to be something that this loan company just tacked on.

Were just thinking about letting this house go any advice? We moved into our home a little over 4 years ago we were super excited we were getting our home we were young parents trying to get out of our parents house and ready to start a family of our own. We relied on our morgage compony's home inspection service to inspect th home. He wrote on the paper passed home inspection. We bought the house for 79,900 wasnt long after we moved in we started getting problems like cracked and leaking foundation. you cannot drink the water even though it passed inspection if you do not keep salt in the water sofner your bath water is dark brown. The dry wall started coming apart from the ceiling. So ok we though we could live with that. We had found some black mold in the bathroom last summer my husband gutted it out and it was full of the mold we put new dry wall up and new beams. Then yesterday he went up underneath the house to try to seal up the cracked foundation and he came out and said you will not beleive the black mold underneath there. He said its completly blacked out with it. In the garage which i have pictures of it growing up the wall and along the basebourds. We just had a newborn baby and I cant expose him to this! What do we did? Thinking about letting it go our children is more important then our perfect credit score. We understand its going to be hard finding a rental home now but like i said the children are most important and we will move back in with my parents for a while if needed. any advice!!???

How do you create a macro on windows word? Okay my mom transcribes for a home inspection service, she writes out reports for the person who inspects the house. The reports become very long and we both are wondering if there is a simple way to make a macro on Word 2007. The only way we found out how to make one was to ask Microsoft and it was completely confusing I did not understand how to create one at all it tells me to record it. When to pump septic tank when buying a home? We are purchasing a foreclosed home which has a septic tank in the backyard. We are wondering WHEN do we pump, service, and acquire the needed 1 year service contract from a septic company? Before the inspection period ends (7 days) or before closing? We're looking more into getting the system just inspected first to check its working condition, and then after the house passes the overall inspection (with satisfactory results), we'll get the system pumped and under contract before we officially move it. Made an offer on countrywide owned home, addendum says I waive the right to avoid sale due to condition, etc..? One part says I waive my right to avoid the sale of the home. Another part says I should get a home inspection done within 10 days and then have 5 days after showing to seller to revoke contract if I don't like it. DHS-anyone an expert on Child Protective Services? A friend has had their children removed from their home!? The story: She had the baby, they came home from the hospital and had been home an hour or so. Then DHS appeared to do an inspection. They removed all three children and put them in foster care because the home was too messy. Well, she was nine months pregnant and then was in the hospital three days. So it was her husband and 2 daughters (Ages about 5 and 2 1/2). They did not get help with the house, the only grandparent is disabled, so couldn't help them. So maybe the house gets messy--but not feces or bugs or anything like that. There was a case about a year ago where a child died from abuse by parents and it's been in the news A LOT--both the mom and step-dad are going to prison for 27 and 30 years. DHS is in hot water for it--no physical abuse in this case. Another thing is that DHS wants the parents tested to get the kids back. They are CHARGING the parents $850.00 to take the tests. how to get a natural gas inspection in Decatur, GA? I just bought a foreclosed town house. It uses natural gas for AC & cooking. The gas service has been cut off for more than one year and the gas meter was moved away. Georgia Natural Gas Company required an inspection to be done when I requested to connect gas to my home. I don't know what kind of inspection should I do and who should I use to do the inspection. Georgia Natural Gas does not do the inspection. Can anyone give me a suggestion? Thank you.
I got a bill for something that I should not have gotten.How do I word a conversation with customer service? Okay, here's the story my wife and I are selling our house and the buyer paid for a home inspection. The inspector found that when the heating and air unit was installed,they did not put a Romex Connector in the breaker panel. The inspector said that the wiring was not up to code. I called the company that did the installation and they sent a man out who fixed it in 10 or 15 minutes. Well I get a bill for over 2 hundred dollars in the mail 2 days later, I explained to to them the day I called for service that this was something that should have been done when they very first installed the unit. We even have the Extended Warranty The inspector said that the wiring was not up to code. I definitely feel that we should not have to pay for this. What do you think, what is your advice? what are some home loan options that reduce the initial monthly payments? We've made an offer on a home, and i really love it!! it's perfect!! (well, as perfect as we're going to find within our budget) it's $149,000. we are getting $10,000 due to the Oregon Housing and Community Services (OHCS) Purchase Assistance Loan (PAL) and getting the rest via a loan (we're covering the expense of the inspections, though). It comes out that our loan, at 6.75% (6.5% is the lowest that a loan would be here) will have a monthly payment of about $1200 (PITI, principal, interest, taxes, insurance--also $115 of that is mortgage insurance because the loan is >80%) is there any options we can look into for lowering our monthly payment at the beginning? we just found out (after making the offer) that we're having our first baby in feb and i've made a budget for my time off & shortly after & we're just a little short due ONLY to medical expenses... my husband is trying to find a better job, too. we're definitly going through with this if at all possible. i was told to look into an 80/20 loan, that would reduce the payment by $70 / month. is there any other loan options? will Oregon Housing and Community Service (OHCS) Residential Loan Program State Bond Loan help to reduce the monthly payments? (i'm sure we'll qualify since we qualified for the PAL)
35 yr old Weil-McLain boiler - unreasonable to ask for allowance to replace? A home inspection stated the tankless hot water Weil-McLain boiler was 'fully depreciated.' The inspector could not write in the report (due to possible liablity) that it was 'on its last legs' but said so verbally. It was visibly old and possibly original to the '72 home. What are my chances in having the sellers replace it or have them lower their asking price, if it was just running at 210 degrees rather than 180, making the hot water baseboards run hot (ave. 150 degrees) but still in working oder? I don't want it repaired or serviced, but given allowance to do so myself. Is that unreasonable? Re: does the price reflect known issues that theyre not willing to fix? Not that I know of. And I believe I was more than fair in my acceptance of 'their' final offer, only 9,000 less for a 519 home (originally listed at 539). I am trying to pick my battles wisely and see what they say to my list of concerns.
i was denied a home loan after my tax returns were sent in? i went to a mortgage a few years back and through them i obtain a pre-approved loan. i sent them everything they asked for to do the prepapproval except my tax returns in which i did not have at the time. i ask was this a problem and did they need them before they preapprove me and they said no. i took the preapproval and them went out and put home under contract and they assured me that it wouldn't take long to finalize the approval once they received my tax returns in which i finally sent them. once they received them they denied me immediately due to the fact that my tax person had itemized to many items on my taxes and brought my income down. i understood and they said that because of the new guidelines they had to take that in to consideration. so i ask was they anything that i could do being that i had already put up earnest money and gotten a home inspection done. he said that if i could get a cosignor that made at least a thousand dollars a month and put three thousand dollars down that he could work the loan. so i already had the money, i went and got a cosignor. my original closing date was for 06/11/10 he said that he would need an extra week. so we ask for an extension and got it for 06/18/10. he said he may have got it done by the 14th but by the 18th for sure. on the 14th he called and emailed and said the he needed three more weeks and he had also basically talked my cosignor out of signing for me. by telling him things that he had not told me. now i know it is not the lenders fault that my taxes were the way they were. but i think that all of this could have been avoided if he had just made sure that i had given him my tax returns before giving me a preapproval. i mean being that this was such an important factor in me getting the loan. it would have save me a lot of time and money. also i was trying to get the tax credit and there would have been more time for me to take other options if he had only taken the the time to look at my tax returns which they do ask for initially but they made it seem like they would not play a signicant role. so i was wondering could i sue him and his company for a there poor service which cause me alot of time, money and undue stress. i wouldn't have took them two minutes to look and the taxes and made that decision. i could have either gotten my taxes ammended, went to another bank or tried seomthing else.
How long can a home warranty company put off heat/hot water repair? We settled on our new house on Oct. 1st and moved in last weekend. When we got in last weekend, we found that the boiler that worked during our home inspection was no longer producing heat or hot water. We had a plumber come out to get an idea of the problem and he said without a doubt that it needs to be replaced. Called the home warranty company Monday night and they had their guy come out on Tuesday - he said to fill our oil tank (which turned out was not the issue - we still had it a third full) and that the aquastat needs to be replaced. It's now Saturday and their guy still has not located the part. We've been without heat or hot water for the past week, but the warranty company says that because we're "technically being serviced" they can't do anything about it. How long do I have to wait??? I want to just get my own plumber out and fix it but they won't allow that. It's freezing here - high of 40 today, in the 30's at night. The house temp is well under 60 and my pipes are starting to freeze. Do I have ANY recourse at all?
How to get of contract to buy ? Hi I have a contract that went thru 3 days of attorney review in NJ and is in full effect. It is for a condo in a very old building. I just found out how old today when the home inspection was done. I thought the building was from 1920s, turns out its from 1888 ! I have decided that the condo is way too much money and want out of the contract. I have 2 contingencies on buying the condo. 1 is getting a loan (I'm already preapproved so I dont think I can use that to get out), the other contingency is the home inspection. My home inspector told me that the water heater is leaking and needs to be replaced, that the heater wasn't firing and needs to be serviced and the toilet seal is leaking and needs to be serviced/ replaced. Also he says that although the oil tank was removed that the old leads for it are still in basement. Are these problems enough to walk from the building & the contract ? I was serious about buying the place but it's overpriced by 30k & I don't like how old it is I should add that my real estate agent is single minded in his pursuit that I buy no matter what. He is supposed to represent me, not the seller's but he is a salesman, not concerned about worries I have. Everytime Ive raised a concern he brushes it off or reminds me how much I will love the place The MLS listing sheet has the building listed as 85 yrs, when its actually 117 yrs old. My lawyer says its up to me if I'm not satisfied with the home inspection. He said the fact that theres remnant fuel lines from a removed buried fuel tank could be a concern I could cite to walk. (it's an environmental risk even if tiny amounts are still in lines after many years.)
Property inspection - ground water seepage? I am about to purchase a home, and this was in the termite inspection report: "Finding: Excessive moisture in the subarea soil apparently due to ground water seepage. Recommendation: In this inspector's opinion, the ground water seepage is not a commonly controllable moisture condition. It is recommended that the owner employ the services of an appropriate trades-person to determine what control measures are required." The inspecting company declined to make a bid on fixing it. Can someone PLEASE tell me what this means? If it matters, this is in northern California (about 30 minutes south of SF). I would GREATLY appreciate some help. Thanks! What I'm getting at is: how serious of a condition is such water seepage?
Anyone ever feel helpless when it comes to protecting your kids? My kids are 4 and 5 and complained about how mean their former babysitter was and the 5 year old even said she held him down and kicked him in the stomach with her knee. I called social services after promptly removing them from her care. Well, first I got a letter from ss saying they could do nothing. Then, I think another person complained about her. Today I got a letter from the babysitter showing her inspection from social services who told her that her home was a good place for kids to be. She is the biggest FAKE I've ever seen. Her home is clean and she appears to be extremely friendly. But I believe my kids. They've never lied about anything like that and they have been with child care providers their entire lives. I just feel like she's totally getting away with abuse but there were never any marks on my kids so I didn't think anyone would take it seriously. But, now others are complaining and she's actually being encouraged by social services! Such a joke! I'm so upset. Has anyone else ever been frustrated by a situation like this?
Updating Amperage service on old home? I just bought a second home for a hobby/project. The home has a 70 Amp service and I am wanting to upgrade to at least a 100 Amps. This is probably all the home will ever need because everything appliance wise, is gas powered. I just had the home inspected and this is what the inspection notes said about the homes wiring: "From what I could identify, the electrical wiring is a combination of 2 and newer 3 wire shielded cable. There are some sections of newer 3 wire romex installed in various areas as part of some updating" Without knowing the actual gauge of the wire, do you think this type of wiring could handle a 100 Amp service? I am en engineer by trade and education so I learn quickly, but I am new to residential wiring. I would like to opinion of an industry professional (Electrician, Electrical Contractor). Will a 2006 e90 325i series be a good car to keep for a long time? Hi, I always like the 3 series since as a teenager and now that I have one, will these cars lasts? I have no plans to buy a new car for a long time. Long time meaning 10 or 15+ years. I'm trying to save up for a bigger home. I'm also pretty religious about maintenance. I even change the oil every 7500 miles instead of 15K, which the factory recommends. I use the best parts possible too. My car already has 30k of troublefree miles, just also had the inspection 1 service done on it. Only thing I replaced was the radio unit as the display light was dimming. I purchased a condo @ the end of July, and A/C started to leak the week after I bought it.? I didn't catch the problem with the home inspection. The home inspector only noted that there was some condensation on the unit, and that the drain needed cleaning. About 2 weeks after we closed, an A/C contractor came to clean it. He opened it up and showed me how corroded and disintegrated some of the parts were inside. He said it had been serviced for the same problem before in the past. He also revealed to me (in an invoice) that he recommended to previous owner in 2005 to replace the A/C (it's a 1960's unit). I wasn't told any of this during the 30 day escrow. Home warranty is only willing to cover $1500 out of the $4100 it will cost to do a replacement. I feel like I wasn't given complete and honest information here. I would have thought twice about buying this condo had I known all this. What are my rights here, if any?
anti-oxidant at electrical service panel? I had a home inspection done on a house I am selling and the nit-picky home inspector wrote that there is no anti-oxidant at the electrical panel, which is a new service panel with copper wiring (100amp). Is this legitimate complaint for a new service panel with copper wiring? I read that it is rarely done and dont really understand where he is wanting this to be applied and why. Thanks.
